To access this new service please visit our website at www.argyproperty.com.au  and click on the Owner Login or Tenant Login button located under the “RENT” tab.  Your username will be issued to you over the coming weeks.  To obtain a password, click on the link titled Find My Username or Password and follow the instructions under Find My Password.  Provided you have an email address in our database you will receive an email with your password.

To use this feature a current email address is required, please contact our office should you wish to add or change the email address we have for you on file.  

The Argy Property Communicator Portal is free of charge to both our Owners and Tenants and we trust that you shall enjoy using this new and innovative feature.  If you have any questions or feedback we would love to hear from you!

Both, our Owners and Tenants will soon be able to login via our secure website and be able to check on the status of their property, print statements and view tenant ledgers.

We’re hoping to implement this feature by the beginning of March and we will keep you updated as we get closer to the launch.

Westpac Hurstville Seminar – 2nd June 2011

Intro – Good evening everyone and thank you to Lileng and Westpac for allowing me to speak here tonight

Hi I’m Walter Glaser, principal at Argy Property. My work Colleague Randy Chan was going to be here tonight to say a few words however he couldn’t make it, so I’m here in his place.

One of the most common questions I’m asked  about the real estate markets is “What’s happing with the market?” , “ Where is it going?”, “Is it going to go up or down?” etc. My answer is simple” I don’t have a crystal ball”.

However we should look at what’s just happened. 2003-2009 very flat with little change in price, but  In 2009 and 2011 the property marked across Sydney increases substantially, Hurstville alone recording a growth of nearly 30% for that period, that’s better than 10% per year. Compare this with the long term trend in Hurstville – for units 5.4 %  – for houses 7.2 % average

That tells me the market should soften, and we are seeing  this by less email enquiry and less people turning up at open houses. Etc. price should stabilize.  I don’t think prices will go down as the St George area is very robust possibly due to its mixed demographic , proximity to the city and prices being in the mid or affordable  range of the real  estate market.

Another indicator of the robustness of the St George area are the auction clearance rates  with Hurstville recording 60% for May  compared to the Sydney average of 50% for May.

For the investors amongst us, generally when the sales market starts to soften the rental market strengthens, which we have seen from our open inspections and by the number of applications we receive. Our vacancy rates for our properties under management is less than 1% and Sydney average is 1.2%. Again the strength of the St George area due to its mixed demographic and demand for affordable housing.

What does that mean?

One could say -It’s a good time to buy and investment property

If you’re going to sell – probably a good time as well as most of the growth has already happened and the might not be as much capital gain in the short term.
